Flood Damage: When Your Yard Becomes Your Pool

We all know the painful reality of what a flood can do to your home. The loss of furniture, appliances and personal belongings is tragic at best. But there is often more to flood damage than just what happens inside of your home. Your outdoors is susceptible to raging waters just as much or even more than the interior, mainly because it is the first thing to come in contact with the water, and usually the last thing to be taken cared of. And while nobody would fault you for saving your divan before you daisies, you must eventually get out there to save the wreckage of what was once your yard.

The effects of flood damage to the exterior of your home can be covered by your own home owner’s insurance policy but with a few more restrictions than what you would find for the interior. For instance, a brand new pool might be covered if it is damaged by a flood, provided it had been added to the policy, but an older pool may not be. And if the pool is the culprit, there will be even more restrictions as to what will and will not be covered. Most policies will not cover your lawn, but may cover the cost of some exotic plants, landscape lighting and outdoor furniture. A child’s sandbox and other outside toys may not be covered, so always be sure to make a list of every single thing that resulted from flood damage. The worst thing that the adjuster can do is to say “no” to an item.

If the water did not come into the house itself, don’t count yourself as scot-free quite yet. Although you are very lucky, there still might be other flood damage related issues to contend with. And even though the water did not come inside, did it lay against the foundation of your home at all? Flood damage at a home’s foundation level can be very difficult to deal with and can easily become a very expensive proposition indeed. If there is even the slightest chance that your home suffered such damages to its foundation, have it checked by a professional as quickly as possible.

After the major assessments and repairs are underway, you can get down to making your yard look less of a muddy mess- clearing flood debris should be one of the next projects that you can take on, both for appearance and for safety. No matter what the source of the flood water was, do not allow your children to wade in it not only is there the potential for illness carrying germs and parasites, there might be sharp or other dangerous items hidden under the surface. Flood water especially can sweep things from as far as several miles away into your yard, so do not assume that you know what is under the water in your flooded yard.

If there are a lot of remnants from the flood, the specter of flood damage- whether in the form of debris or mud, then you might want to consider renting a truck to cart it away as you work. Use shovels, and protect yourself with gloves, long pants and boots.
